Upward trend in condotel development

In active response to the national government’s housing programme by 2020, with a vision towards 2030, Da Nang has gained fruitful results from providing social housing units for those who gave great service to the national revolution, and the poor in rural areas.

However, the development of condotels (also known as condo hotels) in the city is on an upward trend, instead of a rise in the number of apartments.

According to the latest statistics released from the local authorities, the city is now home to a total of 56 already-completed real estate projects offering a large number of housing units (townhouses, apartments and condo units).

Of these, 13 projects consisting of over 20,000 housing units in total are in Hai Chau District, 19 projects with over 17,300 units in Son Tra District, 15 projects with over 12,600 units in Ngu Hanh Son District, 1 project with 137 units in Thanh Khe District and 7 projects with over 10,000 units in Lien Chieu District. 

At present, many large-scale condotel projects are underway. Notable smongst them are the Han Riverside Tower with 1.462 condo units, the Wyndham Anh Duong Soleil Da Nang with 3,2532 units, Times Square with 3,000 units, the Hoa Binh Green complex with 1,440 units, The Empire with 6,500 units and the Ariyana Danang Tourism Complex with 1,440 units.

With a growing number of real estate developers rushing to pour their money into this new property segment, Da Nang is now on the verge of taking the lead nationally in the number of condotels very soon.

It is the fact that, many projects, initially planned as apartment buildings and approved by the local authorities, have afterwards been converted into condotels which are thriving in the housing developing programme.

Given the current shortage of specific legal framework for the condotels segment, many domestic real estate experts underlined a must-do for the city authorities to carefully consider granting the construction permits to condotel projects.

Besides condotels, the city has seen a boom in the number of tourist villas, which has been mainly attributed to the soaring tourism growth.

The municipal government urged the the National Steering Committee on Housing Policy and Real Estate Market to compile legal regulations about the management of the construction of projects offering tourist villas and condotels in localities nationwide, and then summit them to the national government for approval.
