Radical measures needed to combat tax losses in real estate

In Da Nang, the problem of tax losses occurring in many sectors has been resolved drastically, especially in real estate trading activities.

According to a recent report released by the Da Nang Tax Department, in 2018, relevant agencies have jointly taken many anti-tax losses measures in many aspects.

In the hospitality industry, for example, last year, more than 600 billion VND in tax arrears was collected from 44 restaurants, whilst 914.4 billion VND from 29 hotels, and 191 billion VND from 21 wedding and conference centres.

For travel businesses, 14.5 billion VND in tax arrears and fines was collected from 56 businesses. Also, 337.2 million in monthly adjusted tax was collected from 424 family-run businesses.

In particular, in the real estate, the problem of tax losses is quite complicated, especially over recent times, the purchase and sale, transfer of real estate in the city is complicated.

In 2018, the tax sector took effective measures to fight against tax losses from for 26 major projects on infrastructure construction, real estate transfer, and real estate-related capital transfer. Accordingly, through surprise inspections, functional bodies collected 26.5 billion ND in tax arrears and fines.

Mr Chau Thanh Viet, Deputy Director of the municipal Department of Justice said, violations of notarising real estate transactions at some notary offices have caused huge tax losses to the State budget.

In fact, there are some cases in which the transfer of the ownership over the same properties has been conduced many times, but tax on land use right transfers is paid only once.

In order to handle this issue of deep concern, Colonel Tran Muu, the Deputy Director of the municipal Police Department, affirmed, it is necessary to effectively fight against tax losses in a number of key sectors, especially in real estate trading activities in a bid to minimise unreasonable consequences on society.

He vowed that the police forces are ready to coordinate with functional bodies to deal with tax collection-matters.
