Monarchy Da Nang developer pledges to fix mistakes after violations detected

The Da Nang Housing Investment Development JSC, the developer of the Monarchy Da Nang on Tran Hung Dao Street, An Hai Tay Ward, Son Tra District has admitted its violations relating to this project and pledged to fix mistakes in the coming time as per request by the municipal authorities.

On Thursday, Mr. Luong Thanh Vien, the Deputy General Director of the Da Nang Housing Investment Development JSC, admitted the fact that his company had been in a hurry to hand over apartment in the project’s block B to its customers without competent bodies’ official acceptance testing nor the guaranteed legality in the aspect of real estate business.

The project’s developer has already submitted a dossier to relevant agencies on the procedures for the acceptance of fire prevention and fighting at the block B.  However, due to the current COVID-19 wave, the Fire Prevention and Rescue Police Department under the Ministry of Public Security cannot conduct the acceptance testing.

Following the acceptance testing on fire prevention and fighting items, the State Agency for Construction Quality Inspection under the Ministry of Construction will carry out the acceptance test on construction quality at the block B.

It can take about 90 days to complete all acceptance procedures.

In addition, the developer has asked for permission from the Son Tra District People's Committee on the extension of the deadline to complete all acceptance procedures and implement its obligations for the interests of its customers.

Till date, 241 unqualified apartments in the 34-storey block B have been used by a total of 313 residents, including 203 foreigners.

Therefore, as per request by the Son Tra District authorities, all residents living in the block B had to move out of these apartments within 30 days, starting from May 11. After 30 days, if the people living in block B have yet to be relocated, the Son Tra District authorities will require the project’s developer to take measures to displace them.

For the time being, customers dwelling in the above-mentioned unqualified apartments are now “sitting on pins and needles” because of the project developer mistake, and facing difficulties in housing if they have to be relocated.

A female resident said that in the past few days, she and other “victims” have managed contacted the project’s developer, but they refused handling issues related to the rights and obligations of the parties as prescribed in the sign sales contracts.
