Real estate market avoid falling into state of 'freezing' or 'hot fever'
Assessing the real estate market in the second quarter of 2021, the Ministry of Construction said that the transaction volume and and transaction prices of all segments fluctuated but remained basically stable, and especially, avoided falling into the problems of 'freezing' or 'hot fever' state.
Central Viet Nam has 9 projects with a combined total of 1,227 licensed apartments, 163 projects with 68,936 under-construction apartments and 7 projects with 497 already-completed apartments.
Regarding social housing projects, in the second quarter, there wereonly 3 projects with a sum of 1,766 newly licensed apartments in Da Nang, Thanh Hoa and Lang Son, 94 projects nationwide with 123,085 under-construction units.
As for individual houses in projects, their transaction prices in the second quarter still increased by an average of about 3% as compared to the previous quarter. Hai Phong, Da Nang, and Binh Duong saw higher average prices than the national average.
Some villa and townhouse projects in Da Nang displayed high prices as compared to the first quarter, up 5.4 - 5%.
For social housing, most investment projects in this segment for low-income people in key cities are under construction for sale, with each apartment covering an area of 50 - 70m2 and being sold at 20 million/m2.
In Da Nang alone, a few social housing projects had the average selling price of 7.2 - 12.7 million VND/m2, whilst the rental fees (including maintenance cost) ranged from 48,000 - 63,000 VND/m2/month.
