Da Nang sees sharp increase in land registration applications
Recent days have seen a dramatic increase in the number of land registration applications in Da Nang, especially in Hoa Vang, Cam Le and Ngu Hanh Son districts.

People line up early morning for making land procedures
As noted by our reporter, starting from 5:00 am on April 5, a huge number of people visited the division for receiving dossiers and returning the results of administrative procedures at the Hoa Vang District People’s Committee to register for making land-related administrative procedures.
Especially, up to 34 people registered to submit dossiers at the reception box No 11 (land ownership transfer, inheritance and donation, and registration of change to land), 7 at the reception box No 14 (confirmation of change or supplement of land- attached assets), and 3 at the reception box No 12 (regrant of land, the registration of mortgage of land use right, and removal of land mortgage registration).
At 7:25 am, the division for receiving dossiers and returning the results of administrative procedures was opened, and a division staff started to read each person's name and asked them to press the order number to wait for their turn.
Mrs. Nguyen Thi Hue, a female resident of Hoa Phuoc Commune, expressed her satisfaction with the approach, helping avoid the jostling like on April 4.
“I dialed the number 10. Hopefully this morning, my applications will be submitted and handled on April 5 morning" added she.
The Hoa Vang District branch of the Da Nang Land Registration Office often receives and handles about 40-50 land-related dossiers/day. However, since April 1, the unit has seen a greater rise in the number of people coming to make land-related administrative procedures as compared to normal days. On April 4 alone, it received a total of 201 land registration and 100 land tax payment dossiers.
On the morning of April 5, the district branch of the municipal Land Registration Office, and the district’s People’s Council and People’s Committee Office assigned more staff and specialists in tandem with setting up more reception boxes for handling a rising number of land-related dossiers.
Mr. Tran Van Lien, Deputy Chief of the district’s the People's Council and People's Committee Office noted that since April 6, support tables for visitors have been placed outside the office. The office’s professional staff will guide people to fill in files and then press the order number.
Members of Hoa Vang District’s Youth Union organization will guide people to press the order number and grab a spot to sit before waiting their turn.
Preventing tricks of land brokers
In a similar vein, recent days have seen a surge in registrations for land-related procedures in Cam Le and Ngu Hanh Son districts.
Some residents explained the reason for the hike in land registration applications in these districts is thought to be a dramatic rise in the number of land transactions and in land prices in some areas after hearing the information about the city’s full resumption of tourism activities, and some soon-to-be-deployed planning and investment projects and works, especially in Hoa Vang District.
For instance, the prices for residential land in the Giang Nam residential area behind the bus station south of the city in Hoa Phuoc Commune, Hoa Vang District have now increased to VND2 billion VND/lot, in resettlement areas 6 and 7 in Hoa Son Commune, Hoa Vang District, to VND2 billion /lot from VND1.8 billion, and to VND1.7 billion /lot from VND1.4 billion/lot.
Mr. Tran Thang, a real estate broker in the south of Da Nang, said “Most recently, real estate prices in the city, especially in Hoa Vang District and on the southern part of the city, have increased significantly over the previous years. Some residential areas have witnessed a rise of VND200-300 million/land lot.
Director of the Da Nang Land Registration Office Nguyen Hong Song said that the number of land registration applications in the districts of Hai Chau, Thanh Khe and Son Tra has remained stable.
Recently, Cam Le and Ngu Hanh Son districts have seen a slight increase in the number of land-related dossiers, whilst the highest increase has been reported in Hoa Vang District.
“However, it is not clear if land brokers have done anything. Maybe they invite people to come to play tricks to create "hot spots". We are checking this situation”, said Nguyen Hong Song.
