Environmental impact assessments for 2 new urban area projects west of Da Nang

The Da Nang Department of Natural Resources and Environment is conducting consultations on environmental impact assessment (EIA) reports for two new urban projects on the western side of the city. These are eco-villa areas west of the bypass to the south of the Hai Van Tunnel, and near the Truoc Dong Lake, in Hoa Nhon Commune, Hoa Vang District.

Accordingly, the eco-villa complex west of the bypass to the south of the Hai Van Tunnel will be built in the mountainous commune of Hoa Nhon in suburb Hoa Vang District with a total area of ​​​​972,304m2.

The project land boundary consists of 2 locations. Covering an area of 519,575 m2, the first location borders residential land to the north, extended Hoang Van Thai Street to the south, the bypass to the south of the Hai Van Tunnel to the west, and drainage sewers to the east.

Meanwhile, the second location has an area of ​​452,729 m2, and it borders extended Hoang Van Thai Street to the north, hills and mountains to the south, drainage sewers to the west, and hilly land to the east.

The project aims to develop an ecological urban area with a synchronous technical and social infrastructure system according to the approved detailed planning and project schedule, ensuring synchronous connection with surrounding infrastructure.

Also, it will feature houses for sale and lease purchase, as well as will implement transfer land use rights to people to build their own houses in appropriate areas according to the provisions of law.

The project will feature 1,952 adjacent townhouses and social housing units, 115 villas, 394 apartment units, a commercial centre; kindergartens, primary schools, secondary schools, meeting houses, and markets. It is scheduled to be carried out from 2022 to 2026.

Also in Hoa Nhon Commune, Hoa Vang District, the 997,784meco-villa project near the Truoc Dong Lake will be developed. It will border military training school No 74 to the northwest, hills and mountains to the northeast and southwest, and mountains to the southeast.

The main construction items of the project will include 92 villas, a commercial centre, the 5.119m2 main dam at the Truoc Dong Lake, a 10,259m2 stop area, and  Truoc Dong lake water surface with an area of 261,635m2. The project will be implemented within 6 years (from 2020 to 2025).

The project aims to develop an ecological urban area with a synchronous technical and social infrastructure system according to the approved detailed planning and project schedule, ensuring synchronous connection with the surrounding infrastructure.

Also, it will feature houses for sale and lease purchase, as well as will implement transfer land use rights to people to build their own houses in appropriate areas according to the provisions of law.

Along with that, the project targets to build a new residential area with a spacious and modern architectural space, and a synchronous and complete technical infrastructure network, thereby contributing to creating a clean and appropriate urban environment for services and tourism.

Additionally, the project will create a land fund for housing construction, serving the resettlement needs of cleared households and serving the needs of building eco-villas and partly exploiting the land fund to create investment capital for the construction of urban technical infrastructure.

Both of the aforementioned projects are invested by the Olympia Company Limited and the Sun Group JSC.

The ecological villa area west of the South Hai Van bypass is expected to cost VND1,372 billion. Of this, the project implementation cost  will be VND645 billion, and the remaining VND727 billion will be spent for the compensation and site clearance work.

The eco-villa project near the Truoc Dong Lake has a total cost of VND771 billion; in which, the project implementation cost will be VND662 billion, and the compensation and site clearance cost will be VND109 billion.
