Local adjustments to Da Nang's Master Planning project in some urban areas

The Da Nang government has approved local adjustments to the city’s Master Plan to 2030, with a vision to 2045 for a number of land use contents in subdivisions such as hi-tech, hillside, innovation, along Da Nang Bay, Lien Chieu Seaport, and green core centre.

Accordingly, the high-tech subdivision in Hoa Khanh Bac, Hoa Hiep Nam and Hoa Hiep Bac wards in Lien Chieu District, and Hoa Lien and Hoa Son communes in Hoa Vang District, has a locally adjusted planning area of about 404ha due to the allocation of social infrastructure clusters in accordance with the actual situation and existing residential areas.

The planned location of the northern bus station is relocated to the intersection of the bypass route to south of the Hai Van Tunnel and the Western Ring Road No.2.

The hillside urban subdivision in communes of Hoa Son, Hoa Ninh, Hoa Nhon, Hoa Phu in Hoa Vang District has a locally adjusted planning area of 457ha due to organisation and reallocation of three lakes, and the addition of green spaces through reducing land for new residential units by 20 ha, mixed-use land by 12 ha and agricultural land by 23 ha, and increasing green tree land for urban public use combined with water surface by 48 ha, and production forest land by 108 ha.

The production forest area at the Truoc Dong Lake is converted into a thematic park.

The location of mixed-use land is used to develop a non-tariff complex project at the intersection of Ba Na - Suoi Mo route and the planned 29m road.

The land-use purpose of the industrial land west of the bypass route to south of the Hai Van Tunnel is changed to warehouse land to expand the logistics area in Hoa Nhon Commune, whilst that of key technical infrastructure land to the Hoa Nhon inland container depot.

The innovation subdivision in Khue Trung, Hoa Xuan and Hoa Tho Tay wards in Cam Le District, and Hoa Phuoc Commune in Hoa Vang District has a locally adjusted planning area of 34 ha due to the reallocation of social infrastructure clusters in the western area of Tran Nam Trung Street with the target for increasing the area of urban public land by 9 ha and high school land by 2 ha, and cutting the area of agency land by 11 ha.

Also, the urban-level public service land is converted into green land for urban public use combined with underground parking at the land northwest of the junction leading to Nguyen Tri Phuong Bridge and Thang Long Street.

The subdivision along the Da Nang Bay in the wards of Hoa Minh, Hoa Khanh Bac and Hoa Khanh Nam in Lien Chieu District and Thanh Khe Tay Ward in Thanh Khe District has a locally adjusted planning area of 31ha due to the allocation of social infrastructure clusters in the west of the overpass at the Hue T-junction to suitable areas, in which the existing residential land is retained and is adjusted up about 5ha.

The 5ha urban public-service land at the area of the March 29 Textile and Garment JSC is adjusted to mixed-use land to arrange social infrastructure and high school.

Tthe residential unit land at the 4ha Coca-Cola factory area is converted into medical center land.

At the 12ha old railway station planning area, the 9ha mixed-use land is adjusted to urban public-service land, whilst the 3ha high school land is arranged adjacent to Me Suot Street. Green land for the public use purpose is added to expand the central square in the northwest area of the city.

The Lien Chieu seaport subdivision in Hoa Hiep Bac Ward in Lien Chieu District and Hoa Lien Commune in Hoa Vang District has a locally adjusted planning area of 49 ha due to the adjustment of warehouse land into residential unit land for retaining the current residential area where people are living stably (3 ha). Land for key technical infrastructure projects increases by 46 ha.

The green core center subdivision in Hoa Nhon Commune, Hoa Vang District, has a locally adjusted planning area of about 11 ha due to the expansion of medical center land in the Hoa Vang District Medical Center in order to form a medical technology research and development center.
