Development of high-rise buildings: In line with Da Nang master plan

Opportunity to develop high-rise buildings
During the first business trip of 2022 in Da Nang, Prof. Ph.D Architect Nguyen Quoc Thong, Vice Chairman of the Viet Nam Association of Architects (Architects) said that Resolution No. 43-NQ/TW dated January 24, 2019 on construction and development of Da Nang by 2030, vision towards 2045 sets the goal of modern Da Nang urban development, so the development of high-rise buildings should be included in the planning for sustainable Da Nang urban development.
In order for Da Nang urban area to achieve the vision target by 2045 according to Resolution No. 43-NQ/TW of the Politburo, Da Nang will become a large, ecological and smart city, an innovative startup centre.
As an innovative and livable coastal city reaching the Asian level, the city has adjusted a number of urban development indicators such as construction density, land use coefficient and high floors.
In fact, it is high time for Da Nang to supplement the planning of high-rise buildings, because the city still has a lot of room to accommodate them.
According to Ph.D Architect Ngo Viet Nam Son, a modern urban cannot lack high-rise buildings because they bring efficiency to investors, people and the local budget.
The development of high-rise buildings contributes to the effective exploitation of modern urban transport projects such as subways and elevated railways.
The Da Nang Master Plan by 2030, with a vision towards 2045, aims to build the city into one of the major socio-economic centres of the country and Southeast Asia as a whole, with the role of center for entrepreneurship, innovation and tourism.
In particular, about the overall spatial development orientation, according to the master plan, existing urban areas will be redeveloped according to the compact city model, improving the land use coefficient, the development of urban utilities and the integration with the public transport system.

Consistent with the master plan
Addressing a recent seminar on "The reality of high-rise building development in Da Nang" recently held by the Viet Nam Association of Architects, Assoc. Prof. Ph.D Architect Pham Thuy Loan, Deputy Director of the National Institute of Architecture under the Ministry of Construction, for cities like Da Nang, the construction of high-rise buildings is inevitable.
High-rise buildings show economic development, show the vibrancy and attractiveness of the city. If investors want to build high-rise buildings, consider it an opportunity.
Here, what should be highly noted is that when accepting the construction of high-rise buildings, the infrastructure requirements are very large. Therefore, it is necessary to have a master plan, detailed urban design to ensure harmony with the environment and other conditions.
Prof. Ph.D Architect Nguyen Quoc Thong said that, in coastal and riverside urban areas, the role of tall buildings is needed. The problem is how to harmonize the interests of the government, investors and people.
According to a planning consultant working at the Nikken Sekkei Company, Da Nang should choose the direction of development into an urban area with high-rise buildings along the river and the coast.
Da Nang has many similarities with the Japanese city of Yokohama, which now has many high-rise buildings.
It is a good idea to attract investors into the construction of high-rise buildings. It is important to set sight on their locations, infrastructure, landscape effects and designs. Once solving these issues, high-rise buildings will bring Da Nang development to new heights.
Besides, many members of the Da Nang Association of Architects underlined a need for the city to pay more attention to the urban design tasks, determine sites for the development of appropriate high-rise buildings on the basis of the master plan from the adjustments of the Da Nang Master Plan by 2030 with a look towards 2045.
